The following is a pathway to buying that will help ensure our success in achieving your real estate goals.
Sit down with your agent to discuss goals, timeline and criteria. Review qualified lenders and obtain a pre-approval letter. Having the right lender can make or break your deal.
Properties are moving quickly in our current market. You should be checking your client portal for new listings and viewing virtual open houses regularly. I will be taking note of any off market or coming soon listings that meet your criteria.
Before submitting an offer be sure to review the Property Disclosure Statement and any other documents that your Agent has obtained on the property. These documents will contain important information regarding the property history and possible restrictions.
We are currently in a Seller’s Market in Greater Victoria, as such it is very common right now for the Sellers to have a set date to review offers. Your agent will draft your offer and it may be helpful to include a pre-approval letter as well as a “love letter” to the seller.
Once your offer is accepted you will submit your documents to your lender who will order an appraisal, you will also use this time conduct any property, once you and your lender are satisfied you will provide a deposit and remove conditions. Your agent will be there to guide you through the details.
There are several steps to closing the deal. Prior to closing you will need to review and sign documents with your lawyer and provide any additional required funds. Your lawyer will attend to registration and obtain funds from your Lender.
The final step on this journey is handing over the keys to your new home. I will provide you with a detailed checklist of things to do to help you through this process so nothing is missed.
